Plumbing built for Mentor homes

Mentor is the largest city in Lake County, with more than 21,000 housing units, and it was built in a few distinct waves. The city incorporated in 1963, and the biggest stretch of construction ran through the late 1960s and 1970s. The median Mentor home dates to 1974, three quarters of the housing stock is detached single-family, and only about 7 percent was built after 2000. That puts most of the city’s plumbing at 45 to 60 years old, the age when copper pinholes, cast iron stacks corrode from the inside, and water heaters and sump pumps have been replaced once or twice, sometimes by whoever was cheapest.

Mentor also has more geography than most suburbs. The Headlands and Lagoons sit at lake level next to Mentor Marsh, the south end climbs toward Little Mountain, and in between are the big subdivisions off Reynolds, Heisley and Hopkins roads, each with its own drainage quirks. We know which streets fill basements when a storm parks over the lake.

What we offer in Mentor

Steadfast is a full-service plumbing company. For the complete list of what we do, see our plumbing services page. In Mentor the work breaks down into a few main categories.

Steadfast-plumbers-inKitchen

General plumbing repair.

Leaky faucets, running toilets, shutoff valves, garbage disposals, supply lines and fixture installation.

Drain Cleaning

Drain cleaning.

Kitchen, bathroom and floor drains, plus main line cleaning. We use cabling for routine clogs and hydro jetting when grease, scale or roots have built up inside the pipe. A sewer camera inspection is included free with any hydro jet service.

Sewer Repair

Sewer camera inspection and sewer repair.

We run a camera through the line before we recommend anything, so you can see the crack, offset joint or root intrusion yourself. Repairs range from spot repair to full lateral replacement, and we are currently taking $250 off sewer replacement.

Steadfast-digging

Backwater valves and sewer backup prevention.

Backwater check valves, floor drain plugs and overhead plumbing conversions for basements that have taken sewage during storms.

Water Heaters

Water heaters.

Repair and replacement of tank and tankless units, including gas line work and proper venting.

Sump Pumps

Sump pumps.

Installation, replacement and battery backup systems for basements that take on groundwater.

Backflow Service And Testing

Backflow testing.

Annual testing and repair of backflow prevention devices, with results filed with the water supplier.

Steadfast-excavation

Main water line repair and replacement.

Including replacement of old galvanized supply lines with PEX or copper.

Plumber-fixing

Emergency plumbing.

Burst pipes, sewage backups and no-water situations get moved to the front of the line.

Why Mentor homeowners call Steadfast

We are registered with the city, which Mentor requires

Mentor does not let just anyone pull a plumbing permit. Under Mentor Code of Ordinances 925, 1307 and 1309, every plumbing, HVAC and electrical contractor who works for the public inside the city has to register with the Engineering and Building Department at 8500 Civic Center Boulevard, show proof of liability insurance, and post a bond on the city's own surety form. The city keeps a list of registered plumbers, and Steadfast is on it. If a contractor asks you to pull the permit in your own name, the city's own guidance is to be careful: that can void the permit and leaves you holding the risk.

We know how Mentor's water and sewer are split

In Mentor, your water comes from Aqua Ohio, a private utility, and your sanitary sewer service comes from the Lake County Department of Utilities. Two providers, two sets of rules. The county's position is that the service line on the property side of the curb stop and everything inside the house is the homeowner's responsibility. When a sewer backs up, the first thing we do is put a camera in the line to find out whether the problem is on your side or the county's. That answer decides who pays, and it is not a guess.

Backflow prevention is handled through Aqua Ohio's cross-connection program under Ohio Administrative Code 3745-95. If your Mentor home has an irrigation system, a boiler, or a backflow preventer at the meter, it has to be tested every year by a certified tester. We do the test and file it.

We know why Mentor basements flood, and what the city will help pay for

Mentor has a sewer backup history it has been working on for over a decade. The July 20, 2013 storm put water in thousands of Lake County basements, and in Mentor that meant flooding at Route 306 and Mentor Avenue, on Reynolds and Bellflower roads, at the Heisley Road condos and out at the Headlands. The city responded with the Sanitary Sewer Backup Reduction Grant Program under Ordinance 13-O-60. If your home has had a backup that was not caused by your own plumbing, or if your lowest basement drain sits less than three feet above the top of the sewer main, the city reimburses part of the cost of a backwater valve, floor drain plug, standpipe or overhead plumbing conversion and waives the permit fee. The inside work has to be done by a plumber on the city's registered list, and lateral work outside the house needs a county permit. We handle both ends.

Beyond the grant, the lake-level streets around the Headlands, the Lagoons and Mentor Marsh have a high water table year-round, and the clay soil across the rest of the city stays saturated after snowmelt and summer lake storms.

We fix the actual pipe, not just the symptom

A lot of Mentor homes have had the same drain snaked over and over. Cabling clears the clog for a few months but does not fix a bellied pipe or a root-choked joint, and Mentor's mature street trees put roots into a lot of 1970s laterals. We put a camera in the line first, show you what is there, then talk about options: hydro jet, spot repair or, occasionally, full replacement. Either way you know before anyone digs.

We stand behind the work

Every Steadfast plumber is a journeyman with at least five years of experience before we let them on your job. We are licensed, insured and bonded, and we back our work with product and workmanship warranties and a 100% money-back guarantee. Pricing is quoted up front, and we leave the work area the way we found it.

What People Say About Us

What to expect when you call

1. Call or submit the form.

Tell us what is happening. If water is actively coming in, we will tell you where your main shutoff is likely to be while we get a truck moving.

2. Diagnosis.

A journeyman plumber inspects the problem, runs a camera if the issue is in a drain or sewer, and explains what he finds.

3. Written quote.

You get the price before the work starts. No surprise line items at the end.

4. Repair or install.

Most repairs are done the same visit. Larger jobs like sewer replacement or a backwater valve are scheduled with the permit and inspection handled by us.

5. Follow-up.

We confirm the fix held. If it did not, the warranty applies.

Frequently asked questions

Do you serve all of Mentor?

Yes, Steadfast serves every part of Mentor, including the Headlands and Lagoons on the lake, the Mentor Avenue and Great Lakes Mall corridor, the Route 306 and Civic Center area, the Reynolds Road, Heisley Road and Hopkins Road subdivisions, and the south end toward Little Mountain. Our shop is in Eastlake, which puts most Mentor addresses about fifteen minutes away by Route 2 or Lakeshore Boulevard. We do not charge extra for Mentor calls.

Yes. Mentor requires every plumbing contractor working for the public to register with the Engineering and Building Department, carry liability insurance and post a bond on the city’s surety form, per Mentor Code of Ordinances 925, 1307 and 1309. Steadfast holds Ohio plumbing license PL.50547 and is registered with the city, so we can pull permits in our own name rather than yours.

Yes, through the Sanitary Sewer Backup Reduction Grant Program under Mentor Ordinance 13-O-60. Homes qualify if they have had a sanitary sewer backup since February 28, 2011 that was not caused by the owner’s own plumbing, or if the lowest sewer connection in the house is less than three feet above the top of the sewer main. Eligible work includes backwater valves, floor drain plugs, standpipes and overhead plumbing conversions, the city waives the permit fee, and the inside work must be done by a plumber on Mentor’s registered list.

In Mentor, the homeowner is responsible for the private sewer lateral from the house to the connection at the public main, and the Lake County Department of Utilities is responsible for the main. Mentor’s water comes from Aqua Ohio, but sewer service is county-run, so backup questions go to the county rather than to Aqua. A camera inspection shows where the blockage or break is, which settles whose problem it is. If it is on the public side, we will tell you and help you contact the county.

Backflow prevention devices in Mentor must be tested once a year by a certified tester, per Ohio Administrative Code Chapter 3745-95 and Aqua Ohio’s cross-connection control program. Homes with irrigation systems, boilers or a well or cistern connected to the plumbing typically have one. Steadfast performs the test, makes any needed repairs and files the results with the water supplier.

Steadfast provides a free estimate before any work begins, and you approve the written price before we start. There is no charge for the quote. Final cost depends on the repair, and we walk through the options with you rather than quoting one number.

Yes. Steadfast Home Service LLC holds Ohio plumbing contractor license PL.50547, held by owner Josh Vincent, and the company is insured and bonded. Every plumber we send is a journeyman with a minimum of five years of experience.
