Gates Mills was founded in 1826 as a mill town on the Chagrin River, and the village is marking its bicentennial in 2026. It has stayed small on purpose: about 2,200 residents on 8.8 square miles, a median age over 50, and a land conservancy that has protected close to 700 acres along the river. The housing is the opposite of the post-war subdivisions in Eastlake and Wickliffe. Here it is 19th-century Western Reserve homes in the village center, estates built between the wars, and custom houses on multi-acre wooded lots.
That mix creates plumbing problems most suburban plumbers do not see. Long private water service lines from Cleveland Water mains to houses set far back from the road. Septic systems instead of sewers on most properties, which means the plumbing inside the house has to be built and maintained around the tank and leach field rather than a city main. Basements and lower levels near the river that take on water when the Chagrin rises. Original fixtures, fittings and pipe in homes that were expensive to build and are worth doing right.
Steadfast is a full-service plumbing company. For the complete list of what we do, see our plumbing services page. In Gates Mills the work breaks down into a few main categories.
Leaky faucets, running toilets, shutoff valves, garbage disposals, supply lines and fixture installation, including work on older and higher-end fixtures.
Kitchen, bathroom and floor drains, plus main line cleaning. We use cabling for routine clogs and hydro jetting when grease, scale or roots have built up inside the pipe. A sewer camera inspection is included free with any hydro jet service.
For homes on public sewer, we inspect and repair the lateral to the main. For homes on septic, we inspect and repair the building sewer from the house to the tank, which is where most “septic backups” actually start. Tank and leach field work is done by a registered septic contractor, and we will tell you when that is what you need.
Repair and replacement of tank and tankless units, including gas line work and proper venting.
Installation, replacement and battery backup systems for basements and lower levels near the river.
Annual testing and repair of backflow prevention devices, with results filed with the water supplier.
Including long private service lines and replacement of old galvanized supply with PEX or copper.
Burst pipes, backups and no-water situations get moved to the front of the line.
Most of Gates Mills is on household septic rather than a public sewer. The Cuyahoga County Board of Health regulates those systems, and the village requires a septic point-of-sale evaluation before any property transfers under Chapter 1317 of the village code. The Board of Health charges $350 for the inspection, wants it scheduled at least four weeks before closing, and requires that the house be occupied for the prior 30 days with no tank pumping in that window.
Where we come in is the plumbing side of that system. The building sewer from the house to the tank, cleanouts, the way fixtures and a garbage disposal load the tank, water softener discharge, and sump pump discharge that should never go into a septic line at all. Many of the problems that show up as a slow drain or a backup in a Gates Mills home are in that pipe between the foundation and the tank, not in the tank itself. We put a camera in it and tell you which one you are dealing with.
Gates Mills water comes from the Cleveland Water Department. The minority of homes that are on public sewer are served by the Northeast Ohio Regional Sewer District, with sewer maintenance handled by Cuyahoga County Public Works. If you are on sewer, the lateral from the house to the main is yours; if you are on septic, everything from the house to the leach field is yours. Either way, a camera inspection is how we find out where a problem actually sits before anyone quotes a repair.
The Chagrin runs right through the village, and it floods. Neighborhoods along the river saw flooding in July and again in August 2025, and ice jams push the river over its banks in winter. The village enforces riparian setbacks on new construction for that reason. For existing homes near Chagrin River Road and the lower-lying streets off Mayfield Road, that means sump pumps with battery backup, working floor drains, and making sure groundwater is not finding its way into the plumbing through a cracked line.
A Gates Mills house is not a place to run the cheapest fix. We match fixtures and fittings to what is there, protect finished spaces while we work, and give you a written scope before anyone opens a wall. All general contractors have to be licensed with the village, permits run through Building Official Dave Biggert at Town Hall, and we handle that paperwork.
Every Steadfast plumber is a journeyman with at least five years of experience before we let them on your job. We are licensed, insured and bonded, and we back our work with product and workmanship warranties and a 100% money-back guarantee. Pricing is quoted up front, and we leave the work area the way we found it.

Highly recommend!Posted on Google Ava StewartTrustindex verifies that the original source of the review is Google. UPDATE: I'm blown away today. An unfortunate incident occurred after I installed a preventive recommendation made during my initial service call. Brian arrived within 1.5 hours to correct the issue. He took full responsibility for it, though it probably wasn't entirely his fault. He made it right and educated me on how to install going forward. Other than cleanup of water, I had no out of pocket cost for this visit. This is a true example of AMAZING CUSTOMER SERVICE. Thank you!!! Brian was polite, very knowledgeable, listened to whatever information I could provide and took his time explaining what he was doing. He had a snake over 100 ft which is what was needed. He also offered a very cheap possible preventative solution to my recurring kitchen + laundry drain clog (washing machine drain filter to prevent dog hair from clogging the pipes). And he cleaned up his minor mess. Highly recommend.Posted on Google Ashley BarberTrustindex verifies that the original source of the review is Google. Corey and Jimmy were phenomenal! After fighting with a backed up sink for 48hr, they came in and got us back up and running. They were quick and professional! Quality work and quick service! Recommend to anyonePosted on Google J DTrustindex verifies that the original source of the review is Google. I needed some outdoor faucets repaired/replaced. Tara scheduled the appointment and Brian and Jason arrived to do the work. They diagnosed the problems and suggested the best way to do the repairs. They were efficient and very thorough and even pointed out some other areas of concern which I agreed would be best to have repaired while they were there. I will continue to call this company for future repairs because of their work ethics, honesty, and integrity.Posted on Google David WolfingerTrustindex verifies that the original source of the review is Google. The best HVAC company I've ever worked with. They have been the most timely and thorough whenever I have needed them. Dan will do everything to try and address your problem as quickly as possible. And when he does address it he does a fantastic job explaining everything and what exactly is the issue and what the best fixes are.
Tell us what is happening. If water is actively coming in, we will tell you where your main shutoff is likely to be while we get a truck moving.
A journeyman plumber inspects the problem, runs a camera if the issue is in a drain, sewer or septic line, and explains what he finds.
You get the price before the work starts. No surprise line items at the end.
Most repairs are done the same visit. Larger jobs are scheduled with the village permit and inspection handled by us.
We confirm the fix held. If it did not, the warranty applies.

Steadfast works on the plumbing side of a septic system: the building sewer from the house to the tank, cleanouts, fixture drains and anything that affects how wastewater reaches the tank. Work on the tank itself, the leach field or a system replacement must be done by a contractor registered with the Cuyahoga County Board of Health, and we will tell you if that is what your problem needs. A camera inspection of the line from the house to the tank usually shows which side the problem is on.
Yes, Gates Mills requires a septic point-of-sale evaluation before a property transfers, under Chapter 1317 of the village code. The Cuyahoga County Board of Health performs the evaluation for a $350 fee, and the village recommends scheduling it at least four weeks before closing and ideally before listing. The house must be occupied for the 30 days before the inspection and the tank cannot be pumped during that period.
Gates Mills water comes from the Cleveland Water Department, and the minority of homes on public sewer are served by the Northeast Ohio Regional Sewer District with maintenance by Cuyahoga County Public Works. Most homes in the village are on private septic systems regulated by the Cuyahoga County Board of Health. On sewered properties the homeowner owns the lateral to the main; on septic properties the homeowner owns the entire system.
Homes near the Chagrin River in Gates Mills sit in a floodplain that saw neighborhood flooding in July and August 2025 and is subject to winter ice jams. The most common plumbing causes are an undersized or worn sump pump, no battery backup during storm outages, or groundwater entering through a cracked drain or sewer line. A sump pump evaluation plus a camera inspection usually identifies which one it is.
