Plumbing built for Kirtland homes

Kirtland covers 16.6 square miles and has fewer than 7,000 residents, which works out to one of the lowest housing densities in Lake County. Nearly nine in ten of its 2,750 homes are detached single-family houses on lots that are measured in acres, not feet. The housing is old at both ends: almost one in five homes was built before 1950, the median home dates to 1974, and only about one in ten went up after 2000. The people who live here tend to stay, with a median age around 50.

That shapes the plumbing. Long private water service lines from the road to the house. Older homes with original galvanized supply and cast iron stacks. Septic systems on most properties outside the sewered part of the city, which means the drain plumbing has to be designed and maintained around a tank and leach field instead of a public main. Basements on hillside lots where groundwater behaves differently than it does on the flat lakeshore cities to the north. Steadfast works in Kirtland every week, and most of what we do here is not what we do in Eastlake.

What we offer in Kirtland

Steadfast is a full-service plumbing company. For the complete list of what we do, see our plumbing services page. In Kirtland the work breaks down into a few main categories.

Steadfast-plumbers-inKitchen

General plumbing repair.

Leaky faucets, running toilets, shutoff valves, garbage disposals, supply lines and fixture installation.

Drain Cleaning

Drain cleaning.

Kitchen, bathroom and floor drains, plus main line cleaning. We use cabling for routine clogs and hydro jetting when grease, scale or roots have built up inside the pipe. A sewer camera inspection is included free with any hydro jet service.

Sewer Repair

Sewer and septic line camera inspection and repair.

For homes on Lake County sewer, we inspect and repair the lateral to the main, and we are currently taking $250 off sewer replacement. For homes on septic, we inspect and repair the building sewer from the house to the tank, which is where most “septic backups” actually start. Tank and leach field work is done by a sewage contractor registered with the Lake County General Health District, and we will tell you when that is what you need.

Water Heaters

Water heaters.

Repair and replacement of tank and tankless units, including gas line work and proper venting.

Sump Pumps

Sump pumps.

Installation, replacement and battery backup systems for basements that take on groundwater.

Backflow Service And Testing

Backflow testing.

Annual testing and repair of backflow prevention devices, with results filed with the water supplier.

Steadfast-excavation

Main water line repair and replacement.

Including the long private service lines common on Kirtland lots and replacement of old galvanized supply with PEX or copper.

Plumber-fixing

Emergency plumbing.

Burst pipes, backups and no-water situations get moved to the front of the line.

Why Kirtland homeowners call Steadfast

We are registered with the city, which Kirtland requires

Kirtland requires every contractor working in the city to register with the Zoning Department at City Hall, 9301 Chillicothe Road, under Chapter 1460 of the city code. Registration runs $75 a year and requires a $5,000 surety bond, proof of liability insurance, and for plumbers, a copy of our Lake County Building Department registration. Steadfast is registered, so we pull the permit in our name and schedule the inspection rather than asking you to do it.

We know whether your house is on sewer or septic, and what that changes

Kirtland is one of the few cities in Lake County that is split. Water comes from Aqua Ohio across the city. Sanitary sewer comes from the Lake County Department of Utilities, but only in a portion of the city. Everywhere else, wastewater goes to a private septic system regulated by the Lake County General Health District, which also requires every septic installer and service provider working in the county to register with it.

If you are on sewer, the lateral from the house to the county main is yours, and the county's rule is that the service line on the property side of the curb stop is the homeowner's responsibility. If you are on septic, everything from the foundation to the leach field is yours. The building sewer from the house to the tank is plumber's work, and it is where a lot of Kirtland backups start: a bellied pipe, a root intrusion, a crushed section under a driveway. We put a camera in that line and tell you whether you need a plumber or a septic contractor before anyone spends money.

We know what long service lines and hillside lots do to plumbing

A house set 200 feet back from Chillicothe Road has 200 feet of private water line that is the owner's problem, and a lot of Kirtland houses are set back farther than that. Leaks in those lines show up as a soft spot in the yard, a jump in the water bill or a drop in pressure at the far fixtures. On the hillside streets around Chapin Forest and Gildersleeve Mountain, groundwater moves sideways through the slope rather than pooling, which is why some Kirtland basements are dry in spring and others on the same road run a sump pump for weeks. We have worked both kinds and we size the pump for the lot, not the catalog.

We fix the actual pipe, not just the symptom

Almost a fifth of Kirtland's houses are pre-war, and a lot of the rest are 1970s. Cabling a drain in a house like that clears the clog for a few months but does not fix a cracked stack or a root-choked line. We put a camera in first, show you what is there, then talk about options: hydro jet, spot repair or, occasionally, full replacement. Either way you know before anyone digs.

We stand behind the work

Every Steadfast plumber is a journeyman with at least five years of experience before we let them on your job. We are licensed, insured and bonded, and we back our work with product and workmanship warranties and a 100% money-back guarantee. Pricing is quoted up front, and we leave the work area the way we found it.

What People Say About Us

What to expect when you call

1. Call or submit the form.

Tell us what is happening and, if you know it, whether the house is on sewer or septic. If water is actively coming in, we will tell you where your main shutoff is likely to be while we get a truck moving.

2. Diagnosis.

A journeyman plumber inspects the problem, runs a camera if the issue is in a drain, sewer or septic line, and explains what he finds.

3. Written quote.

You get the price before the work starts. No surprise line items at the end.

4. Repair or install.

Most repairs are done the same visit. Larger jobs are scheduled with the city permit and inspection handled by us.

5. Follow-up.

We confirm the fix held. If it did not, the warranty applies.

Frequently asked questions

Do you serve all of Kirtland?

Yes, Steadfast serves every part of Kirtland, including the Chillicothe Road corridor and the historic district around the Kirtland Temple, the Route 6 side near the Community Center, the north end around Lakeland Community College, and the hillside streets near Chapin Forest and Holden Arboretum. Our shop is in Eastlake, about twenty minutes away by Route 306 or Route 6. We do not charge extra for Kirtland calls.

Yes. Kirtland requires every contractor to register with the Zoning Department under Chapter 1460 of the city code, with a $75 annual fee, a $5,000 surety bond, liability insurance and, for plumbers, a copy of their Lake County Building Department registration. Steadfast holds Ohio plumbing license PL.50547 and is registered with the city, so we can pull permits in our own name.

Part of Kirtland is served by Lake County Department of Utilities sanitary sewer and the rest is on private septic systems regulated by the Lake County General Health District, while water across the city comes from Aqua Ohio. If you receive a sewer charge from Lake County, you are on public sewer; if you do not, you almost certainly have a septic system. Steadfast can confirm which you have during the first visit and explain what it means for the repair.

Steadfast works on the plumbing side of a septic system: the building sewer from the house to the tank, cleanouts, fixture drains and anything that affects how wastewater reaches the tank. Work on the tank itself, the leach field or a system replacement must be done by a sewage contractor registered with the Lake County General Health District, and we will tell you if that is what your problem needs. A camera inspection of the line from the house to the tank usually shows which side the problem is on.

The homeowner is responsible for the private water service line from the curb stop at the road to the house, which on Kirtland’s large lots can be a long run. Leaks in that line typically show up as a wet spot in the yard, a higher Aqua Ohio bill or low pressure at fixtures farthest from the meter. Steadfast locates and repairs or replaces private service lines, including full replacement with PEX or copper.

Steadfast provides a free estimate before any work begins, and you approve the written price before we start. There is no charge for the quote. Final cost depends on the repair, and we walk through the options with you rather than quoting one number.

Yes. Steadfast Home Service LLC holds Ohio plumbing contractor license PL.50547, held by owner Josh Vincent, and the company is insured and bonded. Every plumber we send is a journeyman with a minimum of five years of experience.
